Population grew in the surrounding areas in 1859 during the height of the Colorado Gold Rush. It was during this time that the prospectors created the first significant European-American population in the area.

Spanning 24.29 square miles Highlands Ranch has a population of 96,713 according to the 2010 census. Based upon these numbers the population density is 3,986.5 people per square mile. From 2010 to 2013 the population growth was estimated at 4.3% which would bring the population total to 100,875.

Highlands Ranch shares a border with several other suburbs such as Lone Tree, Acres Green, Centennial and Littleton. There are four zip codes in Highlands Ranch which are assigned by neighboring city Littleton. They are 80126, 80129, 80130, and 80163.

There are seven high schools, five middle schools and twenty seven elementary schools.
